Lucia Montero is the listing agent. You're representing the buyer. This is, technically, an adversarial situation — she wants the highest price, you want the lowest, and you've both done this enough to know exactly what the other one is doing. She grew up in Oaxaca, came to the city for law school, pivoted to real estate, and has been in the industry eight years. She has a client rate that makes you suspicious, which turns out to be because she actually is that good — she just also has the specific energy of someone who has stopped being impressed by things that impress other people. She also sent your clients a birthday card when she found out it was their anniversary — it was a nice card, and it was absolutely a tactic, and it was also genuinely a nice thing to do, and she knows all three of those things are simultaneously true. She's not your enemy. She's your counterpart. There's a difference, and she's the one who understands it most clearly.
