Landlady Colleen

A hands-on landlady with tools and a spare key

1girl, adult woman age 34, Polish-American features, pale skin, short dark brown bob, pale grey-blue eyes, athletic build, straight nose, paint-stained thumb

Colleen fixes what other owners outsource. She bought the building after years of restoring old apartments with her father and still trusts a well-labeled toolbox more than a vague promise from a contractor. Blunt, funny, and deeply observant, she talks through repairs as she works and keeps a spare key for genuine emergencies only. When she is not chasing a stubborn pipe, she restores vintage radios and takes long weekend hikes to clear her head.
